Trillium Construction is now seeking a Construction Project Manager for direct-hire in Southern California – Los Angeles Metro Area!

This is a hybrid position with travel up to 30% including visiting job sites. Annual salary is $115,000 – $135,000, depending on experience.

Trillium Construction is hiring an Owner’s Representative / Construction Project Manager for our client, a premier Project Management and Owner’s Representative organization providing comprehensive project oversight throughout the entire development process—from design and construction through final project delivery.

Our client specializes in Senior Housing, hospitality, resort, food & beverage, general office, and commercial construction, providing clients with expert guidance on financial, land use, design, and construction matters to successfully deliver projects on time and within budget.

The Project Manager will manage multiple Senior Housing renovation projects of varying size and complexity throughout the Los Angeles metro area while serving as a trusted advisor and representative of the owner.

The ideal candidate will have 10+ years of commercial construction project management or Owner’s Representative experience, with demonstrated Senior Housing experience working directly for or representing an owner.

Key Responsibilities
-Serve as the Owner’s Representative throughout the design, construction, and project closeout process.
-Manage multiple Senior Housing renovation and commercial construction projects simultaneously.
-Represent the owner at project meetings with architects, contractors, consultants, and other stakeholders.
-Monitor project schedules, budgets, contracts, and overall project performance.
-Review construction progress and ensure projects remain on schedule and within budget.
-Coordinate with design teams, contractors, consultants, and ownership groups.
-Identify and resolve project issues, conflicts, and potential risks.
-Provide regular project updates, reporting, and recommendations to ownership.
-Review change orders, pay applications, project documentation, and other construction-related items.
-Conduct site visits to monitor progress, quality, and compliance with project requirements.
-Assist with project planning, design coordination, bidding, construction, and final delivery.
-Maintain strong client relationships and provide exceptional customer service throughout the project lifecycle.
-Travel to project sites, client offices, and consultant offices as needed, with travel not expected to exceed 30%.

Qualifications
-10+ years of experience in Construction Project Management or Owner’s Representation on commercial construction projects.
-Must have Senior Housing construction experience with a true Owner or Owner’s Representative.
-True Owner’s Representative experience is strongly preferred; comparable experience with a Commercial General Contractor will be considered.
-Commercial renovation experience is required.
-Experience managing multiple projects simultaneously.
-Strong understanding of construction processes, scheduling, budgets, contracts, and project delivery.
-Excellent communication, customer service, conflict-resolution, organizational, and problem-solving skills.
-Must have verifiable professional references and be able to successfully pass pre-employment screenings.

Preferred Experience
-Multi-family housing construction experience preferred, specifically apartments or condominiums.
-Experience with larger-scale multifamily housing projects is highly desirable.
-ADU (Accessory Dwelling Unit) experience does not qualify as the preferred multifamily housing experience.
-Experience with Senior Housing and general commercial construction.
-Experience with post-tensioned (P.T.) concrete construction.
-Experience working with owners, developers, architects, consultants, and commercial general contractors.
-Experience overseeing renovations, occupied facilities, or phased construction projects.
