Senior Project Manager

Trillium Construction is hiring a Senior Project Manager for our client, an established HVAC and plumbing contractor in Louisville, KY.

Salary is $100,000–$125,000, depending on experience. The Senior Project Manager will oversee the daily operations and successful delivery of assigned commercial mechanical construction projects, with responsibility for schedule, budget, quality, safety, customer relationships, and overall profitability.

The ideal candidate will have extensive commercial construction experience, preferably with projects such as hospitals, educational facilities, large warehouses, and other large-scale commercial buildings. Experience managing HVAC and plumbing projects is strongly preferred.

Essential Responsibilities
-Plan, coordinate, and direct the overall operations of assigned projects in accordance with company standards.
-Take full ownership and responsibility for the successful and profitable completion of assigned projects.
-Develop and maintain project schedules, budgets, and performance goals.
-Ensure projects meet or exceed established profit, schedule, quality, and growth objectives.
-Ensure all work complies with applicable local and state building codes, contract requirements, and safety standards.
-Maintain positive and professional communication with customers, contractors, subcontractors, and field personnel.
-Build and maintain strong customer and contractor relationships.
-Maintain accurate and complete project documentation, including submittals, RFIs, change orders, and other contract documents.
-Review and approve change orders for accuracy, completeness, and profitability.
-Identify extra work and effectively convert it into approved change orders.
-Ensure mechanical installations meet the intent of the contract and remain within project budgets.
-Monitor project KPIs and provide accurate reporting to management.
-Evaluate project team performance and maintain appropriate staffing levels.
-Assist the Sales team with technical questions, project applications, and customer needs.

Additional Responsibilities
-Schedule site personnel efficiently while minimizing unnecessary overtime.
-Track project costs, gross margins, material usage, equipment usage, and other financial metrics.
-Utilize company reporting and project management systems to maintain accurate project records.
-Conduct regular project meetings and site inspections.
-Support and enforce company safety standards and procedures.
-Ensure field personnel maintain professional customer relations and comply with company policies.
-Work closely with the Operations Manager and other internal teams to ensure successful project execution.

Qualifications
-10+ years of commercial construction experience preferred.
-Minimum of 5 years of Project Management experience, preferably within mechanical construction, HVAC, and plumbing.
-Experience with hospitals, educational facilities, large warehouses, or other large commercial projects strongly preferred.
-Proven ability to manage multiple projects simultaneously while meeting budget, schedule, quality, and profitability goals.
-Strong knowledge of mechanical systems, construction methods, applicable codes, and commercial construction practices.
-Ability to read and interpret plans, specifications, contracts, submittals, RFIs, change orders, and other construction documents.
-Proficiency with project management software, job-cost tracking, and construction reporting systems.
-Strong mathematical and analytical skills, including the ability to calculate quantities, costs, and markups accurately.
-Excellent communication, leadership, and relationship-building skills.
-Ability to work effectively in a fast-paced construction environment while managing multiple priorities and deadlines.
-Valid driver’s license and reliable transportation required.
-OSHA 30 certification preferred.
-Strong understanding of and commitment to construction safety practices.

Physical Requirements
-Ability to lift up to 30 lbs.
-Ability to bend, stoop, stand, and walk for extended periods.
-Ability to stand for approximately 6–8 hours per day, with overtime potentially extending this period.
-Ability to handle ladders, tools, equipment, and other materials required on commercial construction sites.
-Ability to climb ladders and scaffolding.
-Good visual and spatial perception.
