Trillium Construction is now seeking a Project Manager of Multifamily / Affordable Housing Construction in Rancho Cucamonga, CA! (local Southern California travel required)

We’re hiring for a Project Manager for our client located in Rancho Cucamonga. Annual salary is $138,000 – $158,000/year.
 
The Project Manager will oversee ground-up multifamily and affordable housing construction projects ranging from podium developments to large-scale commercial builds. This role serves as the primary link between the corporate office and field operations, ensuring successful delivery of projects from preconstruction through closeout.

The Project Manager may function either as a General Contractor representative or as an Owner’s Representative managing third-party general contractors depending on project assignment.

This position reports directly to the Senior Vice President of Construction and supervises Construction Superintendents and Assistant Superintendents.

Project Experience Requirement (Must Have)
Candidates must provide a detailed project list demonstrating direct oversight of multifamily construction projects, including:
-Ground-up multifamily developments
-Affordable housing projects
-Podium-style construction
-Large-scale residential or commercial developments

Key Responsibilities
Project Leadership & Delivery
-Oversee all phases of construction from predevelopment through closeout
-Develop and maintain project schedules, budgets, and cost controls
-Ensure projects are completed on time, within budget, and to quality standards
-Direct field teams and supervise Superintendents and Assistant -Superintendents

Preconstruction & Planning
-Collaborate with Senior Vice President of Construction and Vice President of Estimating on:

Construction contracts
-Scopes of work
-Cost estimates
-CPM schedules
-Bid packages
-Participate in buyout process for assigned projects
-Conduct initial site reviews and provide input on feasibility, cost implications, and constructability
-Support entitlement monitoring and predevelopment planning activities

Contract & Financial Management
-Prepare and negotiate contracts, change orders, and revisions with clients, consultants, architects, and subcontractors
-Prepare and manage budget estimates, cost tracking, and financial reporting
-Requisition materials, labor, and subcontractors as required

Construction Oversight
-Ensure compliance with building codes, safety regulations, and contract requirements
-Evaluate construction methods for cost-effectiveness and efficiency
-Manage project quality control programs
-Address delays, weather impacts, and site emergencies proactively

Coordination & Communication
-Serve as the central point of communication between owners, architects, consultants, subcontractors, and field teams
-Resolve project issues, disputes, and field challenges
-Maintain strong stakeholder relationships throughout the project lifecycle

Skills & Qualifications
-Strong knowledge of construction means, methods, and project management principles
-Ability to prepare and manage CPM schedules
-Strong financial and cost control capabilities
-Proven ability to lead teams and coordinate multiple stakeholders
-Excellent negotiation, communication, and leadership skills
-Ability to make independent decisions and manage competing priorities
-Strong understanding of permitting processes with cities, counties, and regulatory agencies

Education & Experience
-Minimum 10+ years of multifamily construction experience required
-Minimum 5 years in a supervisory/project management role
-Experience managing ground-up multifamily or affordable housing projects is required
-Bachelor’s degree in Construction Management, Engineering, Business, or equivalent experience preferred
-Strong estimating and preconstruction background
-Proven experience working with municipal permitting agencies

Physical Requirements / Work Environment
-Ability to work in active construction environments
-Exposure to varying weather conditions
-Frequent standing, walking, climbing, kneeling, and lifting
-Ability to drive to project sites regularly
-Proficient use of computer and office equipment

Additional Notes
-Must demonstrate full-cycle project delivery experience in multifamily construction
-Strong preference for candidates who have successfully managed multiple concurrent projects
-Must provide a project portfolio/list detailing multifamily projects overseen, including scope, size, and role responsibility
