Trillium Construction is currently seeking a Project Manager for a client in Nashville, TN.

Our client provides a full range of preconstruction planning and construction management services for the public and private sector. Annual salary is $70-90k/year. 

Role Overview:
-Schedule, coordinate, and manage daily construction activities for various company projects.
-Ensure that all project deliverables are met according to construction drawings, building codes, and client specifications.
-Manage production schedules, critical paths for projects, and trade contractor schedules to ensure timely project completion.
-Maintain project quality and cost controls to safeguard profit margins.

Duties and Responsibilities:

Project Administration:
-Manage day-to-day client interactions and expectations.
-Collaborate with the superintendent and project team to ensure project quality and safety.
-Coordinate weekly meetings with the superintendent to review progress and forecast potential issues.
-Conduct weekly project meetings.
-Track project deliverables using appropriate tools.
-Execute project close-out for internal and external stakeholders.

Contract Administration:
-Write and properly administer construction contracts.
-Obtain all necessary permits and licenses.

Subcontract Administration:
-Coordinate and manage subcontractors to maintain the project schedule.
-Oversee the performance of all trade contractors.
-Review architectural and engineering drawings to ensure specifications and regulations are followed.
-Administer the Submittal Review process between subcontractors/suppliers and the design team.

Cost Controls:
-Accurately forecast revenue, profitability, and project costs.
-Provide job cost reports to define cost versus revenue.

Planning/Scheduling:
-Track and control the construction schedule and associated costs to complete projects on time and within budget.

Change Order Management:
-Identify and project changes in project scope and execute change orders.
-Manage the entry of project change orders into various internal and external systems.

Risk Management:
-Minimize exposure and risk by managing safety standards and quality assurance controls.

Resource Management:
-Manage the submittal review process between subcontractors, suppliers, and owners.

Knowledge, Skills, and Abilities:
-Strong written and oral communication skills.
-Deep understanding of project scheduling.
-Strong negotiating skills.
-Proficient in Microsoft Office, Microsoft Project, and BuilderTrend.
-Knowledge of job cost accounting using QuickBooks.
-Ability to work under pressure and coordinate numerous activities simultaneously.
